A fine, secluded, well established deciduous wood, with views over open farm land along two sides, and based on rich peat soil. There are fine trees here, including mature oak, ash, poplar, alder and sycamore with some newer planting of ash and oak and shrubs including elm, hazel, willow and hawthorn. A large range of wildlife visits the wood, including badger, fox and lots of small mammals (including water voles). Many varieties of birds are to be seen and/or heard, including buzzard and sparrow hawk, kingfisher, owl, woodcock and woodpecker. Woodcock Wood is conveniently situated, on the southernmost extremities of the North Shropshire Plain, only ten or fifteen minutes' drive to the north-east of Telford, and no great distance from Birmingham.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries: Boundaries of the wood are indicated with mauve markings.

Take the A518, from Telford towards Newport and Stafford. Not long after leaving Telford, and with the Lilleshall monument visible on the right, turn left signed 'Hincks'. Follow this road, Kynnersley Drive, over a bridge and fork right, signed 'Wychwood Kennels'. Follow this single track lane for a couple of miles until the tarmac surface ends. You will see our 'For Sale' sign on your right, continue and then park beside the second wooden gate on the right. Walk along the track, into the woodland, and cross the drainage channel. Bear left and then right and follow the long, straight track. At the end, bear left and the private gate into Woodcock Wood is to your right.
Boundaries of the wood are indicated with mauve markings.
