Lair Meadow takes its name from the beck which flows just inside the southern boundary on its way to Bassenthwaite Lake, which is nearby. It is located close to Keswick in a wide open valley and surrounded by the fells of which there are 360 degree views from the meadow.
Access to Lair Meadow is from the A66 (T) via a solid track, an entrance gate and 'sleeper' bridge then a short distance along the side of the beck. The purchaser will be given a full right of access. The 2nd 'sleeper' bridge is inside the meadow.
Once over the bridge and into Lair Meadow there is a low lying area of rush which has some wet areas and may suit construction of small conservation ponds. Beyond this an area of fertile grazing land rises up before dropping away towards the back of the meadow. The grazing on the firm land to the rear would be suitable for most types of livestock including horses while the softer ground at the front is more suitable for sheep. The lower area at the back is secluded from the road.
Lair beck provides a good natural water supply and there is electricity nearby from which a connection could be taken. There are many footpaths and trails nearby including the Cumbria Way which is also a bridle path.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries: There are blue markings around all of the boundaries and are: to the north a fence, the east a new fence, and to the west and south fence posts.

· Locate Keswick and the A66 (T)
· From the A591 roundabout on the A66 (T) travel west on the A66 (T)
· After 700 metres or just under ½ a mile turn right into the track close to the ‘Woodlands For Sale’ sign. Park in front of the gate.
·The purchaser will be supplied with key for the gate
Note. Please take extra care while turning as the A66 is a busy road. It would be safest to drive past the entrance and then approach from the west turning left into the entrance.
