Description: Hillhead Wood and Meadow is a very attractive combination of birch and rowan woodland, a copse of mature beech and oak woodland (together approx 3½  acres) and a sizeable meadow (also approx  3½ acres).

Most of the wooded areas are included on the Ancient Woodland Inventory and have a wonderful ambience within them. There are remnants of previous plantations within these long-established woodlands, mature larch and Norway spruce for example, intermingling with more recent birch and rowan trees and large beeches and oaks along the boundaries. A rich diversity of wildlife within the broadleaf woodlands includes ferns, heather, roe deer and a range of resident and migratory birdlife including song thrushes, warblers, jays and redstart.

The meadow field is near the top of the hill and hence is relatively level and sunny and has been regularly grazed. There is local demand for seasonal grazing which would continue to keep the grass in good condition. It would suit either as a paddock for livestock grazing or for general amenity and camping use. There are views to the east from the side of the woodland.

Special conditions: Some of the land is subject to conditions relating to the lease on the nearby light beacon serving Aberdeen Airport.

Sporting rights: are included with the lands.

Surrounding Area:  the lands are part of a long-established rural area known as Forrester Seat Woods and Lands some of which is on the Ancient Woodland Inventory. The lands rest on the hillsides of the sweeping valley which has the majestic River Don flowing through it. Hatton of Fintray and Newmachar villages, and the Kirkhill Forest and Formartine and Buchan Way cycling and walking routes are nearby. The coast and secluded beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes drive.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
