SOLD: Brook Meadow £85,000 Freehold

Description

Brook Meadow is situated in Lee, just 1 kilometre inland from the attractive North Devon coast line, nestled between Woolacombe and Ilfracombe. It enjoys sea views across Lee Bay, and the beach is a 20 minute walk from the meadow. The land is accessed via an excellent stoned track which is suitable for all year round vehicular access.

After turning left from Higher Slade Road, the entrance gate can be seen 400m down Dibbons lane on the right hand side. Please park here by the side of the road and carefully climb the gate, before walking along the stoned track through the first field. Upon entering the second field through the gap in the hedge, walk up the track as it bends to the left, and the entrance is the last one on the right hand side of the track.

Brook meadow offers a terrific balance of open land for planting, a belt of woodland and a gentle stream. This combination provides an opportunity for those with conservation and environmental interests, with varied habitats already in place which would be further complimented by the planting of young woodland. The sea views out across Lee Bay are an additional feature which add to the amenity appeal of the meadow.

The land consists of mainly grass, with the addition of about 1 acre of well established woodland situated on a bank which drops down towards the delightful stream on the Northern boundary. The woodland is a mix of broadleaved and coniferous species. The meadow land offers an excellent opportunity for woodland creation, for either carbon offsetting, personal enjoyment or a combination of the two. The established woodlands will provide a natural seed source which will aid woodland regeneration. The land has previously been grazing land for livestock, and is currently down to grass.

The open land is broadly divided into two useful sections, with the higher ground offering the best views out to sea, whilst the parcel of land siutated lower down and closer to the woodland offers excellent privacy and a secluded feel, making it an ideal spot for camping.

Local amenities can be found a short drive away in Ilfracombe.

The purchasers of the meadow will be asked to enter into a covenant

Local area and history

Lee Bay is a small village on the rugged North Devon coast, lying at the foot of the wooded Fuchsia Valley, so named due to the abundance of the red blossom found in its hedges. The rocks in the area are Morte Slates, formed some 350 million years ago. During the eighteenth and the beginning of the nineteenth centuries smuggling was carried out extensively along the coast. On the 20th September 1820; reports state that three hundred tubs (about five gallons each) of gin and brandy were smuggled in at Lee Bay.
