Description
Cover Meadow nestles on the Cornwall / Devon border between Holsworthy and Launceston in a truly rural and private location. Boasting a sought after mix of open land for planting, a woodland fringe and stream, it offers a dream escape from the stresses of everyday life. Launceston is 12 miles to the South, Bude 13 miles to the west and Holsworthy 3 miles to the north-west.
The land is accessed via a hardcore track which runs from a council maintained highway and has a private parking area. The meadow is flat and predominantly bordered by well established broadleaved species, most notably to the north where a delightful woodland fringe is located containing the stream at its northern boundary. The western boundary is demarcated by post and rail, whilst the access track forms the southern and eastern boundaries boundary. Red paint demarcates boundary features.
The land is currently down to grass, having previously been used for agricultural purposes, although there is already evidence of natural woodland regeneration as oaks trees take route close by to the woodland, where bluebells also arise during spring. Having established woodland in the immediate vicinity of the meadow is useful for those who might favour allowing the land to regenerate naturally, which could also be done in combination with active tree planting. The land offers an excellent opportunity for woodland creation, for either carbon offsetting or amenity purposes.
The meadow and wider area has been a haven for wildlife for a number of years, with the land supporting badgers, hares, snipe, woodcock and more. Deer also populate the land, whilst the watercourses attract birds and insects. The well established hedgerows found in the locality provide important habitats for a range of mammals, birds and butterflies.
In terms of finding the meadow, at the top of Bendibus Hill there is a crossroads on the corner of which is a “Planting Land” sign, at which point you should take the road heading due west (the opposite direction to Hay Meadow Farm). Follow this road for roughly 500m at which point there will be two 90 degree turns to the right. Continue for a further 200m and the entrance, marked by a second “Planting Land” sign, will be on your right hand side. Park here and climb the gate to walk along the access track across the field. The track will then enter a small section of woodland, after which it bends around to the left, the entrance can be found here on the right hand side of the track.
The purchasers of the meadow will be asked to enter into a covenantAccess, tracks and footpaths
The meadow is accessed via a hardcore track which runs from a council maintained highway.
Rights and covenants

Local area and history

Ruby Country is constituted by around 45 parishes surrounding the market towns of Holsworthy and Hatherleigh.
