Description
Smugglers Meadow is situated in Lee, just 1 kilometre inland from the attractive North Devon coast line, nestled between Woolacombe and Ilfracombe. The idyllic beach at Lee Bay is just a 20 minute walk from the meadow, which itself enjoys sea views out across the bay. The land is accessed via an excellent stoned track which is suitable for all year round vehicular access.
The meadow provides an ideal escape from everyday life, situated in a private and secluded location with sea views and well established hedgerows forming two of the boundaries, which provide important habitats for wildlife. The meadow itself is down to grass, having had a prior agricultural use as pastureland. For those with rewilding interests, Smugglers meadow presents a neatly contained opportunity for planting, perhaps in combination with the establishment of a wildflower meadow. The land is at its highest point on the western boundary, from which the best views out to sea can be enjoyed, before very gently dropping down towards the eastern boundary to a comparatively more enclosed private section near the hedgerows. The northern boundary is demarcated with a line of stakes.
Regarding the location of the meadow, after turning left from Higher Slade Road, the entrance gate can be seen 400m down Dibbons lane on the right hand side. Please park here by the side of the road and go through the gate, before walking along the stoned track through the first field. Upon entering the second field through the gap in the hedge, the land can be found immediately on the right hand side.
The purchasers of the meadow will be asked to enter into a covenantAccess, tracks and footpaths
The land is accessed via a metalled track which runs from Dibbons lane to the entrance to the meadow. The track is composed of Morte Slate, which is abundant in the local area.
Rights and covenants
There are no public rights of way across Brook Meadow.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Local area and history
Lee Bay is a small village on the rugged North Devon coast, lying at the foot of the wooded Fuchsia Valley, so named due to the abundance of the red blossom found in its hedges. The rocks in the area are Morte Slates, formed some 350 million years ago. During the eighteenth and the beginning of the nineteenth centuries smuggling was carried out extensively along the coast. On the 20th September 1820; reports state that three hundred tubs (about five gallons each) of gin and brandy were smuggled in at Lee Bay.
