SOLD: Flint Meadow £65,000 Freehold

Description

Flint Meadow can be found on the dramatic Pembrokeshire coast between Solva and St Davids, being the last piece of privately owned land between before Morfa common and the coastal path, with the sea just beyond. This unique position affords it uninterrupted views across St Bride’s bay and beyond, offering quite magical vistas throughout the seasons.

The meadow has had prior agricultural use and is currently down to grass, having been cut for hay in recent years. The location of the land so close to the sea provides a stunning setting, but its coastal location might be considered when selecting species of trees to plant on the land. The sizeable banks at the meadow’s edge do provide shelter from the elements, but certain species may fare better than others. With regards to a planting plan, one may wish to consider species including sycamore, juniper, hornbeam or hawthorn. These may be particularly well suited to the perimeter of the meadow, thereby creating a shelter belt which could shield other species further in, such as oaks, alders or pines.

The land is accessed via a track which runs from a council maintained highway and has a private parking area. The meadow is almost flat in nature, with a very slight gradient from the northern edge heading south towards the coast, which enables excellent run-off for water. In the main, large Pembrokeshire banks populated by hedgerows species form the meadow’s boundaries, providing privacy from neighbouring land. The western boundary is demarcated by post and rail, whilst the access track forms the northern edge of the meadow, behind which is another bank.

The meadow would be well suited to those with conservation and environmental interests and a love of the outdoors. The meadow’s location so close to the renowned Pembrokeshire coastal path, as well as the wonderful beaches in the local area including Whitesands Bay, Newgale and Little Haven, make Flint Meadow an ideal base from which to explore.

In terms of finding the meadow, when heading along the A487 from Solva towards St Davids, look out for a turning on your left signed posted to ‘Trelerw’ and leave the main road here. There is also a “planting land for sale” sign on the verge next to the turning. This turning is located in between the hamlet of Nine Wells and the Texaco garage on the outskirts of St Davids. After turning, follow this smaller road for roughly 250m and the entrance gate will be on your left hand side, marked by another sign. Please park here and climb the gate. Looking slightly to your right, follow the access track which runs diagonally across a small field and then along the left hand side of a much larger field. Turn 90 degrees to your left at the bottom and follow the track for a further 200m, at which point Flint Meadow will be on your right hand side. A map marking the access track can be found under the ‘Wood Maps’ tab.

The purchasers of the meadow will be asked to enter into a covenant

Access, tracks and footpaths

Flint Meadow comes with freehold title and there are no public rights of way across the land. There is a bridleway approximately 250m to the north of the meadow, which adjoins the main access track, which can be used to directly access the Pembrokeshire coastal path.

Local area and history

St Davids is Britain’s smallest city and the final resting place of the eponymous Patron Saint of Wales. Formerly an important religious centre, exemplified by the historic Cathedral and Bishop’s Palace, the area is now a haven for walking and other outdoor pursuits, particularly renowned for the landscapes of the Pembrokeshire coastal path. St Bride’s Bay, demarcated by Skomer island to the South and Ramsey island to the North, provides a striking backdrop to this section of coastal Wales.
