Description
Once part of a local farmstead known as Appledore Farm, Oak Stream Wood is found nestled within a shallow valley between the pretty village of Sampford Courtney and the thriving market town of Okehampton.
Large oak trees dominate the woodland structure with many other species forming the canopy such as hazel, ash, willow and holly. The ancient woodland banks are lined with magnificent beech trees.
Maps from the 1800s show the northern half of Oak Stream Wood as areas of established woodland surrounded by pasture, and that the stone building at the north eastern edge was called Coldacott. The southern area is shown to have contained the beech lined wood banks with the forestry track leading to the old quarry which is now overgrown.

Numerous woodland habitats are found within the old earth banks of Oak Stream Wood. To the north the more traditional 'coppice with standards' woodland system can still be found - this is where larger trees - predominantly oak - are well spaced with smaller 'underwood' trees growing in-between. The underwood trees are often hazel and would be coppiced regularly (cut to ground level to encourage new straight growth). The hazel would be used to make produce such as hurdles for livestock management or thatching spars used in roofing.
Towards the south the old banks are lined with towering beech and ash trees. The woodland here is more recent, perhaps having been planted within the last few decades.
Bordering the stream you will find alder and willow.
Wildlife
Mature woodland such as Oak Stream Wood provides very important habitat for a variety of species. Connected to other nearby woodland by a mosaic of hedgerows, these important wildlife corridors bring a variety of mammals that include wood mice, dormice and deer. The tree canopy supports song birds such as wrens, siskins, long-tailed tits, great tits, robins and blue birds. Larger birds such as tawny owls, buzzards and woodcocks all frequent the area.
The stream attracts frogs and toads as well as otters which have been known to use the stream as a short cut to travel to the nearby river Okemont.
Features
Looking at old maps of the area it is striking to see how many tree lined earth banks are found here. This is feature is consistent with ancient woodlands in Devon
The stream that meanders through the heart of Oak Stream Wood flows to a tributary of the river Okement and is a calming place to sit and enjoy the soothing sounds of flowing water.
At the north eastern edge of the woodland you will find an old stone building which still displays an impressive stone buttress on the eastern side.
An old quarry at the southern end of the woodland includes a pond. The stone may be suitable for quarrying and could be used to extend the internal tracks.
Access, tracks and footpaths
The woodland is accessed from a quiet B road via a shared track to Appledore Campsite and the old farm (which is now just used for storage). There is a communal gate and the purchaser will be given the access code for this gate.
A short section of shared forestry track crosses a ford and leads to the private parking area for the woodland. Within the woodland is an old forestry track suitable for 4x4 access.

Activities
With level areas throughout the woodland this a great space to enjoy camping, setting up a green woodworking area, conservation or maybe for fun group activities such as forest yoga by the stream.
The old quarry could perhaps allow the owner to set up their own natural rock climbing area, subject to any safety assessments.
Restoration of the old stone building once known as Coldacott is something that could be undertaken subject to any permissions required.
Local area and history
Oak Stream Wood is surrounded by open fields and woodlands and benefits from being within a short drive of Dartmoor National Park. Dartmoor offers numerous activities from hiking, off and on road cycling, rock climbing, pony trekking and canoeing. Alongside this there is a fantastic choice of country pubs throughout the moor.
Okehampton is a charming market town found within a few miles of the woodland. This ancient town boasts an impressive park which includes part of the river Okement, a Victorian shopping arcade, a newly reopened passenger train link to Exeter as well as walking and cycle routes such as the Granite Way.
An additional benefit is that of a 'Visit England' 5 star rated touring park, Appledore Park, within walking distance to the woodland. A great place to stay whilst enjoying Oak Stream Wood.

- From the market town of Okehampton take the B3215 towards North Tawton & Crediton.
- Follow this road for about 2 miles until you see Appledore Caravan Park on your left. PLEASE PARK IN THE LAYBY OPPOSITE THIS ENTRANCE TO VIEW. Do not drive up the access track to the caravan park to view.
- Carefully cross the road and walk up the access track to Appledore Caravan Park, passing the caravan park and carrying straight on to the end of the track where there is a wooden gate.
- Turn left once through the gate and drive carefully through the yard until you reach a metal gate.
- Walk carefully around the gate and take the track on the left that heads to a large green circular metal container.
- Turn left at this circular green metal container continuing along the track, past the entrance to Alfordon Wood, over a ford where the stream crosses the track and then on your left hand side you will see the entrance to Oak Stream Wood indicated by the 'Oak Stream Wood' name sign on a ride-stop.
- The purchaser will have access with a vehicle to the entrance of the woodland.
